Repairs and insurance
The tenant will be responsible for all internal repairs and decorations to the demised premises together with reimbursement of the property insurance premium thereto.
The tenant will be responsible for a fair proportion of the landlord's expenses incurred in respect of the repair, maintenance and upkeep of the common parts of Normanby Gateway including the car park, landscaping, reception area and meeting rooms and the overall management of the complex. An additional charge will be made to cover the maintenance and support of the tenant's virtual private network and broadband internet access.
The tenant will be responsible for the payment of business rates.
The tenants will be responsible for the payment of the landlord's reasonable legal costs incurred in the production of the lease agreements and any stamp duty payable thereon.
The property is registered for VAT purposes and therefore the rent and all other applicable payments to the landlord will be subject to VAT at the relevant rate.
